Commercial and Residential Development

TThe Planned Unit Development "PUD" is a specialized area that L.A.P. has excelled in providing a "mixed use" approach. This approach integrates various types of uss including: retail, office, high to low density housing and natural or recreational areas. The development of these designs usually requires a zoning process. L.A.P. is very familiar with local zoning requirements and excels during this stage of approval by blending the developers goals with those of the municipality. This process generally yields a master plan that respects natural features, access, vehicular and pedestrian circulation, noise, views, aesthetics and economic feasibility. The result is usually a plan that meetis the expectations of the community and the developer.

L.L.A.P. has provided feasibility, planning and site design for a variety of commercial clients. Our projects include; commercial, industrial, multiple housing and innovative single-family designs including condominiums, "new urbanism" and traditional plats. We have worked for major developers in providing commercial / retail centers such as: the Meridian Mall and the Lansing Mall, Kohl's Department Store, Galyans, Bed, Bath and Beyond to mention a few. Other clients include: hospitals, medical care facilities, banks, retail outlets, auto dealers, gasoline service stations and fast food services.
